Budget and schedule ranges are estimates based on available information at the time of creation and are subject to change due to market rates, permitting authority requirements, site conditions, design revisions, and material availability. A final fixed price, schedule, and scope will be provided only after completion of detailed construction drawings, engineering (as applicable), trade quotations, and permit approvals. The complimentary test‑fit is provided at no cost if the project proceeds with Iris Construction Management; if you select another general contractor, a fee of $0.15 per square foot applies for the design package. Nothing on this page constitutes a guarantee of financing, permit approval, or project outcomes. All work is performed subject to a mutually executed services agreement and applicable laws and regulations.
