Project Manager/Estimator

Position Summary: We seek a versatile and experienced professional to fill the dual role of Project Manager/Estimator. This hybrid position is crucial in driving our estimation efforts and managing construction projects. The ideal candidate will have a solid background in both project management and cost estimation, with a strong understanding of the construction industry and a proven track record of delivering accurate bids and effective project oversight.

Key Responsibilities:

  • Cost Estimation:
  • Prepare detailed cost estimates for construction projects, covering all expenses and contingencies.
  • Collaborate with project managers, engineers, and architects to understand project requirements and develop precise budget forecasts.
  • Utilize advanced estimating techniques and software to improve accuracy and efficiency.
  • Conduct market research to stay updated on industry trends, material costs, and labour rates.
  • Engage with subcontractors and suppliers to gather and analyze bids, ensuring compliance with project specifications and standards.

  • Project Management:
  • Plan, coordinate, and oversee construction projects from initiation to completion.
  • Develop and maintain detailed project schedules and ensure timely delivery of project milestones.
  • Manage project budgets, including tracking expenses and ensuring projects remain within financial constraints.
  • Supervise and direct construction teams, subcontractors, and suppliers, ensuring adherence to project plans and safety standards.
  • Conduct regular site inspections to monitor progress, quality, and compliance with safety regulations.
  • Address and resolve any issues or conflicts that arise during the construction process.
  • Communicate effectively with clients, stakeholders, and team members to provide project updates and address concerns.
  • Prepare and present project reports, including progress updates, cost analyses, and risk assessments.
  • Ensure that all project documentation is complete, accurate, and up-to-date.

Qualifications:

  • Degree in Construction Management, Engineering, or a related field.
  • Minimum of 5 years experience in construction estimating, particularly in commercial design and build projects.
  • Minimum of 5 years experience in construction project management or coordination.
  • Proficiency in estimating software (e.g., OnScreen Takeoff, Bluebeam) and MS Excel.
  • Strong analytical and mathematical skills with meticulous attention to detail.
  • Excellent leadership and communication skills, capable of guiding a team and collaborating effectively with stakeholders.
  • Residency in or willingness to relocate to Winnipeg, MB.
  • Valid driver’s license and readiness for minor travel as needed.

Site Superintendent

Iris Construction Management is a commercial project management company specializing in construction management, budgeting, tendering selection, money management, and quality control.

Who we are looking for:

As a Construction Superintendent you will oversee the entire construction process on site. You will be responsible for creating and monitoring project momentum, scheduling, quality control, safety, and delegating work to the project team and sub-contractors. You are a dynamic leader who can manage people just as effectively as construction activities. You will report directly to the General Superintendent who oversees the performance of all our projects. A construction Superintendent’s duties include, but are not limited to:

· Oversee all construction projects from start to finish.
· Review and maintain documentation and drawings, complete daily site reports, and project photos.
· Ensure that all construction documents are properly signed, identify discrepancies in scopes of work, and all documents are completed.
· Oversee all vendor invoices and vendor bills.
· Manage all required municipal and provincial inspections.
· Ensure that all subcontractors are paid on time.
· Oversee all subcontractors.
· Supervise and develop site team members through regular feedback, training, and coaching.
· Oversee all subcontractor bids and proposals, and submittals.
· Oversee change orders.
· Order materials and equipment and request sufficient manpower throughout the project to maintain schedule and productivity.
· Prepare and maintain construction schedules and advise project team of potential problems, work interferences, and scheduling difficulties or deviations from the overall schedule, and assist in resolving any conflicts.
· Oversee all site cleanups (i.e., trash pick-up, site cleanups, etc.).
· Promote a safe and healthy work environment for all personnel on site, monitor safety performance, and oversee the Site HSE Coordinator.

As a Construction Superintendent your experience and qualifications will include

· Minimum of 5 years of construction supervision experience, preferably with a general contractor.
· Experience in Office Construction is required.
· Experience in building Steel buildings is an asset.
· Experience building Restaurants (Preferred, but not a must)
· Demonstrated competence in the areas of safety, people management, project execution, cost control, quality, and administration.
· Experience working on a project valued at $1.5 million and up.
· Safety training and certification an asset
· Strong communication and computer skills
· Driver’s license
· Willingness to travel when required.
· Strong time management skills
· Strong desire for individual growth within role and a drive to motivate those around to their individual best.

Design Coordinator

The Design Coordinator may begin to handle some project management tasks under the direction of the Project Manager or Principal-in-Charge, but will primarily work on technical aspects.

Typical Duties:

The following duties are typical of this position but are not all-encompassing. Each person is expected to help out in whatever duties are required to deliver a quality product on schedule, within the project budget, and the budgeted hours provided for in the work plan.

  • Assist Project Manager with client and project coordination and management.
  • Provide data for evaluation of budget compliance and project billings.
  • Prepare plans and documents to be submitted to the city for a building permit.
  • Prepare drawings and details for the construction and production of millwork.
  • Create 3D and renders for the project according to customer requirements.
  • Coordinate permit and construction document preparation.
  • Outline document contents and specification outline.
  • Ensure compliance with design intent and coordination with the specification.
  • Review work of consultants for coordination purposes.
  • Respond to RFI inquiries regarding pre-bid approvals; prepares addenda.
  • Prepare project correspondence.
  • Conduct on-site observations as directed by the Project Manager.
  • Prepare observation reports when appropriate.
  • Review submittals as needed.
  • Assist in project close-out efforts including punch lists.
  • Design and draft

Relationship to Others:

Works under the direction of the various Project Managers according to the assignment. Works under minimal supervision. Communicate with clients. Contractor and consultant coordination. Ability to communicate with the project construction team to minimize misunderstanding and conflicts. Promote coordination and cooperation of in-house project team.

Knowledge and Experience:

  • Professional degree and/or registration preferred.
  • Highly proficient in AutoCAD Architectural, Revit, V-Ray & Sketch UP
  • Competent knowledge of the use of building codes and other related regulations.
  • Competent knowledge of construction materials, specifications, and techniques.
  • Experience in dealing with governmental agencies, codes, and ordinances.
  • Ability to communicate with clients, consultants, and contractors.

Project Coordinator

We are looking for a responsible Project Coordinator to administer and organize all types of projects, from simple activities to more complex plans.

Project Coordinator responsibilities include working closely with our Project Manager to prepare comprehensive action plans, including resources, timeframes, and budgets for projects. You will perform various coordinating tasks, such as trades management, scheduling, budgeting, take-offs along with administrative duties, such as maintaining project documentation and handling financial queries. To succeed in this role, you should have excellent time management and communication skills, as you’ll collaborate with clients, external and internal teams to deliver results on deadlines.

Ultimately, the Project Coordinator’s duties are to ensure that all projects are completed on time, within budget, and meet high-quality standards.

Responsibilities

  • Coordinate project management activities, resources, equipment and information
  • Break projects into doable actions and set timeframes
  • Liaise with clients to identify and define requirements, scope and objectives
  • Assign tasks to external teams and assist with schedule management
  • Make sure that clients’ needs are met as projects evolve
  • Prepare budgets and take-offs
  • Analyze risks and opportunities
  • Oversee project procurement management
  • Monitor project progress and handle any issues that arise
  • Act as the point of contact and communicate project status to all participants
  • Work with the Project Manager to eliminate blockers
  • Use tools to monitor working hours, plans and expenditures
  • Issue all appropriate legal paperwork (e.g. contracts and terms of agreements)
  • Create and maintain comprehensive project documentation, plans and reports
  • Ensure standards and requirements are met through conducting quality assurance tests

Requirements

  • Proven work experience as a Project Coordinator or similar role
  • Boots on the ground experience
  • An ability to prepare and interpret flowcharts, schedules and step-by-step action plans
  • Solid organizational skills, including multitasking and time-management
  • Strong client-facing and teamwork skills
  • Familiarity with risk management and quality assurance control
  • Strong working knowledge of Microsoft Project and MS Office
  • Ready to travel from time to time
  • PMP or industry-related certification is a plus
